If you haven’t let your property before we set out, below, a brief description of the steps in the letting process:
Property valuation
Invite us to see your property and we will provide you with a market valuation that we feel is realistic and achievable. We can also give you advice about how to make your property attractive to prospective tenants. Choose the service that would like us to perform (see “Services that we Offer” page)
Advertising
We advertise our properties extensively on many and varied mediums including the internet – using portals including Rightmove and Zoopla, search engines including Google & Bing and of course on our own website. We also use social media via our Facebook and Twitter accounts.
We also advertise in local publications including the Bath Chronicle/Property Weekly, Bath Life and other local press, and have ground floor display boards here in our offices. All of this means our properties get massive exposure around the world.
When a tenant wishes to take on a let, we obtain references and credit history from them and consult you on their occupation of your property.
The best way to attract tenants is by offering properties that are more than fit for occupants.
You should go above and beyond to ensure that your tenants will be comfortable and satisfied with your property. Some key things we recommend are:
Requirements for occupancy
A tenancy agreement is signed by all occupiers of the property that are 18 years or over and the landlord/agent.
If required then an inventory is also prepared to detail the condition and contents of the property.
Rent and Deposit
Normally the tenant provides a rental payment of one month’s rent in advance. A deposit of one month’s rent is also payable in advance.
This deposit is to be repaid at the end of the letting period less any deductions for breakages or damage that are found during the check-out.
